Deal Criteria

What we'll always look at.


  • Asset class: Multifamily, workforce housing, self-storage, manufactured housing, mixed-use, select industrial.
  • Geography: Primary and strong secondary U.S. markets. Sun Belt preference.
  • Size: $[2M] to $[25M] check size, larger by syndication.
  • Operator: Verified track record. Skin in the game. We don't fund first-time syndicators on this side of the platform.
  • Story: Real cash flow or a clear, conservative path to it. We pass on speculation.
What We Won't Touch

And what disqualifies a deal on slide one.


  • Ground-up development with no operating history.
  • Hospitality with cycle exposure that doesn't pencil at base case.
  • Operators without verifiable real estate experience.
  • Deals where the leverage only works at the IRR target.
  • Anything we couldn't explain to an investor on a phone call without a deck.

Coordinated with your team and our legal partners. We work on your timeline, not a quarterly close cycle.
